- The bottom line would seem to be that:
- walls are about €100/m2 of surface
- 200m2 as 20 by 10 by 3 has a surface of about 180sqm
- roofs and floors and framing is probably a further €200/m2 of living space
So: basic fabric excluding windows and doors is about €400, and the low end is about €350. It does not seem to vary hugely between LSF, double wall, single wall with ETICS, or pre-insulated thermal blocks. This is probably to be expected given commercial pressures.
The remaining costs wil relate to first and second fix, and the standard of fixtures and fittings. And windows - which can be pricey.
It seems tha the standard UK obsession with 'bring the oputside in' may act as a major cost driver and also create all sorts of thermal problems unless shading is carefully designed.
